The ProcessGet started! Whether you have many months until your anticipated vacancy or only a week, get started now. Our process is simple. First, contact any one of our professional leasing agents by either calling, stopping in at one of our four offices or emailing an agent. Give yourself as much time as possible so that you have the best chance of securing a tenant and not having a vacancy. Set up an account. Click "List Your Home" below and simply input your name, email address, and some basic information about your property. Your own personal account will be immediately created. Then, browse the site, and look for properties that may be similar to yours to get an idea of the market rent rate that you wish to obtain. Your favorites are saved until you are ready to review them with your leasing agent. Schedule a listing appointment with one of The Agency's leasing specialists. At this meeting, you agent will gather all of the information concerning your property and will prepare a detailed listing agreement. The agreement provides that The Agency will be retained on an exclusive basis. This means that if The Agency or another real estate brokerage procures a tenant that you accept, you will owe The Agency a fee, either 10% of the gross lease or one month's rent, which we then split with the cooperating broker. In the unlikely event that we do not procure a successful lease, you don't owe a fee; you pay nothing until we produce results! Once a tenant has applied for your apartment, you will be contacted by one of our leasing specialists immediately. The Agency will obtain the rental application from the prospective tenant. As part of our application process, we will provide you with a full credit report, the applicant's employment and prior landlord history for you. All of this information will be promptly submitted to you for your review and your decision. If you require a security deposit, the prospective tenant will be advised to pay that deposit directly to you. Upon your approval of the applicant, we will prepare an a standard lease is appropriate for the type of property and the area in which the subject property is located. Unlike other real estate companies, The Agency does not charge an additional fee for a lease agreement. We will provide a standard lease that has been approved by the Florida Association of Realtors as well as the Florida Bar Association at no additional cost to you. Meet your new tenant and provide them with the keys! If you are in the area and would like to participate in the final walk-through inspection and key exchange, you are more than welcome. If not, your leasing agent will handle the details for you and mail you a check and copies of all paperwork. It's as simple as that!
